Acceptance of these terms
By booking or using the Brizen Apartments website, you accept these Terms and Conditions in full. If you disagree with any part of them, you should not proceed with your booking.
The service
Brizen Apartments directly rents out furnished apartments from its own portfolio in Providencia, Santiago, for short-term stays. We are not an intermediary or a channel manager: the host you see on Airbnb and Booking.com is the same Brizen Apartments that operates this website.
Booking and payment process
A reservation is created as pending when submitted and is confirmed only once payment is successfully processed through the chosen gateway (Flow or WebPay Plus). The amount is calculated in Chilean pesos (CLP), the official currency of Chile; any equivalent shown in another currency on the site is for informational reference only, shown together with the exchange rate and the time it was calculated, and the actual charge from the payment gateway is always in CLP. A reservation without confirmed payment within the time shown at checkout expires automatically and releases the availability.
Confirmation, changes, and cancellation
Cancellation and change terms and deadlines (including no-shows and refunds where applicable) are detailed in our House Policies, which form an integral part of these Terms and Conditions. We recommend reading them before booking.
Check-in and check-out
Check-in and check-out times and procedures are detailed in the House Policies and in your reservation confirmation email.
Guest obligations
The guest agrees to respect the unit's declared maximum occupancy, the building's rules, and the house rules (including pets, smoking, and events) published in the House Policies. Brizen Apartments may charge additional fees for damages, extraordinary cleaning, or violations of these rules, and reserves the right to end a stay early in serious cases.
Pricing and taxes
Published prices do not include VAT/IVA (19%) unless stated otherwise; the full breakdown is always shown before payment. Foreign guests without domicile or residence in Chile may self-declare the VAT exemption provided under Chilean law; the exemption is subject to later validation with the corresponding documentation.
Personal data
The information you provide when booking (name, email, phone, and country) is used to manage your reservation, contact you before and during your stay, and comply with legal and tax obligations. We do not share it with third parties except as needed to process payment or as required by law.
Liability
Brizen Apartments is not liable for circumstances beyond its reasonable control (force majeure) that affect the unit's availability. In such cases, we will offer an equivalent alternative or a refund of the amount paid.
Changes to these terms
We may update these Terms and Conditions at any time; the version published on this page is always the current one. Changes do not affect reservations already confirmed before publication.
